Toreal is a Mexican firm that specializes in developing and consulting Resort Real Estate Projects all over Mexico. We help our clients to make decisions on strategy, marketing, sales, operations, entitlements and organization.
We provide short and long-term consultation at the top level or we can be a total solution from a tactical and implementation perspective. Among our services we provide market and financial analysis, strategic business planning, marketing solutions and entitlements, to clients around the world. We are specialized in market assessments and feasibility studies for resort and recreation-based developments.

Federico J. Gaxiola - President and founder of Toreal. After participating in different teams that developed important resorts like Marina Vallarta in the 80´s, he joined Grupo Posadas as head of the real estate division in the 90´s.
During his years at Posadas he developed Porto Ixtapa and Arcano in Ixtapa, both residential communities with great success. He was part of the original team that developed the Fiesta Americana Vacation Club–Posadas´ timeshare business.
Beginning 2001, Mr. Gaxiola founded Toreal and has served as project manager and/or consultant to projects such as Moxché in Playa del Carmen, Isla Blanca in Cancun, Porto Hussong in Ensenada, Costa Cumana in Puerto Escondido and others.
For the last years Toreal has focused on the Cabo Market. Serving as head consultant to San Jose Pacifica an 840 acre property/resort owned by Fortress Investment Group (NYSE:FIG), located in Cabo San Lucas. In this Project, Toreal aided in the definition of the whole strategy and and in getting all entitlements, at Federal, State and Municipal levels. In 2013, Mr. Gaxiola was appointed General Director (Project Manager) of GFR, a Mexican corporation that owns 1,100 acres near San Jose del Cabo. The project “Playa Gorda”, is currently being defined and will be developed in the next few years.
Mr. Gaxiola holds a B.S. degree in Economics (Universidad Anahuac/Mexico) and an MBA from the University of Texas in Austin.

Entitlements Toreal has the knowledge to achieve all the different entitlements an integrated resort needs. At the Federal Level, the environmental permits and beach concessions. At the State level all the land use - zoning requirements and at Municipal level the approval of master plan, zoning, and other required to launch the projects.
Condo Regime Toreal has been involved in the definition of very complex condominium regimes that adapt the needs of the developer to a proper management of the resort. Toreal has also consulted to improve existing regimes and modify them to adapt to the specific needs.

Playa Gorda Originally Toreal acted as consultant and now as Project manager. This 1,100 acre property, located 10 miles East of San Jose del Cabo, with 1,100 meters of ocean front will break ground 2017, offering hotel and residential sites fully entitled and with infrastructure in place.
Mision La Serena Consulting for Disney Corporation.- Disney wanted to acquire this Project back in 2008 to convert it into their timeshare program. Located in Puerto los Cabos.
Property was optioned by Disney for $65 Million Dollars.
Puerto Los Cabos Consulting - Toreal consulted with Grupo Questro to redefine their HOA and condo regime in Puerto los Cabos.
Tambora Consulting to define strategy to get all entitlements, this 450 acre property is located just north of Careyes in the State of Jalisco.
Costa Cumana Consulting to define Strategy and Final Product. This Project is located near Puerto Escondido Oaxaca.
Isla BlancaConsulting - Marketing and sales. A very unusual Beach Residential Project, north of Cancun, that had more tan 6 miles of the best Caribbean Beach. 215 residential lots with a golf course. Projected investment to develop was in the range of $75 Million Dollars.
Moxché – Grand CoralStart up developer of a 550 acre beach front development, eventually purchased and finished as Grand Coral by Spanish investors (Riviera Maya).
